Florida hands homeowners very few easy wins on insurance costs. This is one of them. A wind mitigation inspection costs less than a nice dinner, takes about an hour, and can knock hundreds of dollars off your annual premium for five years.
Plenty of Tampa Bay homeowners have never ordered one, and plenty more paid for a new roof without capturing the credits it earned.

What the Inspector Documents
The inspector completes Florida’s Uniform Mitigation Verification Inspection Form, which covers the features that determine how your home handles high wind.
Roof covering. The material and its installation date, verified against permit records, showing whether it meets current building code standards.
Roof deck attachment. How the plywood or decking fastens to the trusses. Ring-shank nails at tight spacing earn more credit than smooth nails at wide spacing.
Roof-to-wall connection. The hardware tying the roof structure to the walls. Hurricane wraps earn the most, clips earn less, and toe-nailed connections earn nothing.
Roof geometry. Hip roofs, which slope on all four sides, earn a significant credit over gable designs because they shed wind loads better.
Secondary water resistance. A sealed roof deck or peel-and-stick underlayment that keeps rain out even if shingles blow off.
Opening protection. Impact-rated windows, doors, and shutters that protect the rest of the building envelope.
The inspector photographs each feature, checks permits where needed, and files the completed form. You earn credit for what the home has, so there is no penalty for features you lack. Missing features simply earn nothing.
Why Insurers Have to Give You Credit
Florida statute requires residential insurers to offer premium discounts for these documented features, so every admitted carrier in the state must honor a valid mitigation form.
The reasoning is because homes with these features file fewer and smaller wind claims. The state wants hardened homes, and carriers want lower losses.
What It Costs and What It Saves
A wind mitigation inspection typically runs between $75 and $150 in the Tampa Bay area. Some roofing companies bundle it with other work, and inspectors often combine it with a four-point inspection for a small added fee.
Savings depend on your carrier, your location, and which features you can document. The credits apply to the wind portion of your premium, which is usually the largest single component of a Florida policy. Documented features commonly save hundreds of dollars per year, and well-hardened homes near the coast can save considerably more.
Run the math on a typical outcome. If the report saves you $400 per year and stays valid for five years, one $100 inspection returns $2,000.
How Long the Report Lasts
A completed mitigation form generally remains valid for five years, provided the home does not change in ways that affect the documented features. Replace your roof, add shutters, or renovate, and you should schedule a new wind mitigation inspection promptly, because upgrades almost always increase your credits rather than reduce them.
Keep a copy of the form with your insurance records. If you switch carriers, the same report transfers with you, and the new carrier must apply the credits it supports.
Who Can Perform the Inspection
Florida authorizes a specific list of professionals to complete the mitigation form. Licensed general, building, and residential contractors qualify, along with licensed roofing contractors, professional engineers, licensed architects, certified building code inspectors, and licensed home inspectors.
In practice, homeowners usually book one of two routes. A home inspection company that offers the mitigation form as a standalone service, or a roofing contractor who documents the features during other work. A roofer who just installed your deck attachment and sealed deck can photograph those features at the exact moment they are visible, which produces stronger documentation than photos taken through an attic hatch years later.
Common Mistakes That Shrink the Discount
The report only pays when the process gets finished, and a few mistakes show up constantly.
Homeowners complete the inspection and never send the form to their agent, assuming the discount happens on its own. It does not. Others send the form but never confirm in writing that the carrier applied every supported credit, and partial application slips through unnoticed for years.
The reroof mistake costs the most. A family replaces their roof, gains a sealed deck and upgraded connections, and keeps paying premiums based on a form from the old roof. Every year until someone updates the paperwork, the savings evaporate. Set a simple rule for yourself. Any project that touches the roof or the openings triggers a new form within the month.
How to Earn Better Results
The single best time to improve your form is during a roof replacement, because the deck sits exposed and upgrades cost the least.
Current Florida code already requires sealed roof decks on new roofs, which locks in the secondary water resistance credit. Ask your contractor to photograph the deck nailing pattern and the sealed deck before shingles go on, since those photos make the inspection effortless. If your roof-to-wall connections are accessible during the project, upgrading clips to wraps can move you into a higher credit tier.
Outside of roofing work, impact-rated garage doors and window protection round out the opening protection category. Tackle the roof items first, though. They carry the most weight on the form and the most weight in a storm.
